Your path to home ownership

Financing is the part of buying a home that most people dread, and usually the part nobody explains properly. We would rather get it out of the way early: knowing what you can borrow changes which homes are worth walking through, and it is a much better conversation to have at the start than after you have fallen for a floor plan.

Manufactured homes are financed a little differently from site-built ones, and which route fits you depends mostly on one question — do you own the land, or are you leasing a lot? That single answer usually narrows it to one of the three programmes below.

We are not a lender, and we do not take a cut of your loan. What we do is help you get in front of the right one, tell you honestly what a home will cost once delivery and set-up are included, and make sure nothing turns up at the closing table that you had not been warned about.

Common loan programmes

Which one fits comes down mostly to whether you own the land the home will sit on.

Home-only (chattel) loans

The route for a home going into a leased-lot community or park. You are financing the home itself rather than the land under it, which keeps the deposit and the paperwork smaller — the trade-off is a shorter term and a higher rate than a mortgage.

Land-and-home packages

If you are buying land and a home together, this rolls both into a single loan and a single monthly payment. It can also cover the things people forget to budget for — the well, the septic, the driveway and the pad the home sits on.

FHA and VA loans

Where the home is going onto land you own and will be permanently affixed, government-backed loans open up. They are the most forgiving on credit history, and VA loans are worth asking about first if you have served — the terms are hard to beat.

What the process looks like

Four steps, in this order. We'll tell you where you are at every one.

  1. Get pre-qualified

    A short application, no obligation, and no impact on which homes we will show you. It comes back with a realistic budget — which is the number every other decision hangs off.

  2. Choose your home

    Now that the budget is real, walk the lot. We will be straight about what each home costs delivered and set up, not just the sticker on the door.

  3. Appraisal and approval

    The lender values the home, and the land if it is part of the loan. Expect to be asked for pay stubs and tax returns around now — having them ready is the single best way to keep things moving.

  4. Closing and delivery

    You sign, the loan funds, and we schedule delivery and set-up. We walk the home with you at the end and show you how everything works before we hand over the keys.
